Hyderabad’s real estate market growth continues to struggle with uncertain progression. The start of 2025 has not brought any cheer to the sector. Data shows there has been no growth year-on-year in terms of registrations of residential properties in January. In fact, there has been a bit of a decline.
The latest assessment by Knight Frank India shows that the trend for luxury homes continues. There has been an increase in the sales of high-value homes with top-notch amenities.
The data revealed that 5444 units were registered in January 2025. In January 2024, there were 5454 registrations of homes. While the decrease looks small, it shows the sentiments of the market.
The Knight Frank India assessment for Hyderabad showed more registrations of homes under Rs.50 lakhs. There was a strong move to premiumisation. January 2025 showed a 12% increase year-on-year in units of Rs. 1 crore and more.
There were 3387 homes registered in January 2024. January 2025 saw a 3% reduction in registrations, with 3282 homes under Rs. 50 lakhs. Knight Frank India data showed a 12% rise in registrations of homes over Rs. 1 crore. There were 738 registrations in January last and 823 in January this year.
The report points out that most properties registered were in the 1000 to 2000-square-foot range. These accounted for 69% of the registrations.
In the districts, Medchal-Malkajgiri had 45% registrations, followed by 41% in the Rangareddy district. The remaining 14% of registrations were in Hyderabad district.
The Chairman and Managing Director of Knight Frank India, Shishir Baijal, said there is a need for high-value homes. The registration of homes of more than Rs. 1 crore has gone up by 12% in a year, and more people want luxury units in the city.

In January, the city had the lowest number of registrations in the last three years. It is still the fastest-growing real estate market in the country. The growth is fuelled by its economic growth, fast urbanisation, and demand for luxury homes.
